Based on the age, location and class of building, single and multi-family residential buildings may have building materials that are asbestos containing. Asbestos containing building materials (ACMs), if disturbed, have the potential to result in exposure to airborne asbestos fibers by homeowners, occupants, or contractors. Any work activity or workers that may interact with asbestos-containing materials (ACM)s, intentionally or inadvertently, within a residential building or single-family home should take precautions, wear protection and understand the risks associated with asbestos exposure.

When ACMs are disturbed during a planned asbestos abatement projectcontainment and air monitoring is used to ensure workers are not exposed to elevated airborne fiber concentrations and the surrounding areas remain unimpacted by the work. When air monitoring is conducted, RHP’s licensed Inspectors and Air Sampling Professionals (ASPs) utilize state-of-the-art equipment and follow state and federal guidance when monitoring workers or surrounding areas.

Project Management Services

RHP’s experienced Project Managers (PM) and ASPs provide project management support to clients at their single family or multi-family residential property settings. Project Managers may act as the building owner’s representative on asbestos abatement projects and are responsible for ensuring the abatement contractor complies with contract specifications and state and federal regulations.

Air monitoring is conducted by an RHP PM primarily to ensure air quality outside a containment area remains unaffected by abatement activities and work conducted inside the regulated containment area. Secondly, personal air monitoring is conducted to assess fiber concentrations during abatement activities.  The results of the monitoring provide insight and direction on appropriate level of and or adjustments to Personal Protective Equipment (PPE) as well as provides documentation of compliance with Occupational Safety & Health Administration (OSHA) permissible exposure levels (PELs). A detailed record of sampling is maintained during the abatement project by the RHP PM and inserted into a building’s Operations & Maintenance (O&M) Program.

Post-abatement Clearance Air Sampling

RHP’s Project Managers and ASPs conduct air sampling immediately following the removal of ACMs within the abatement containment area. Clearance air sampling is conducted to ensure fiber concentrations within the contained work area meet established regulated standards prior to containment disassembly and normal re-occupancy. RHP’s clearance service includes a thorough visual assessment of the contained work area to ensure all materials have been adequately removed and the work area is clean and free of debris.

Ambient Air Sampling 

Ambient air sampling may be conducted following a disturbance of a known or suspected ACM in an unregulated area (no containment) within a home or multi-family building.

Information generated from the ambient air sampling may be used in guiding what steps should be taken that may include cleaning of an impacted space, area isolation and air filtration using HEPA filters for a period of time. RHP professionals are experienced in understanding sampling results and determining the appropriate course of action following an inadvertent disturbance by a homeowner, tenant or occupant.
